MARCH & APRIL 2025 SNAPSHOT:


  • Inventory is low. Just under 1,300 single-family homes sold across Nassau and Suffolk in March, according to OneKey MLS. That’s tighter than usual, and buyers are moving quickly when something great hits the market.


  • Prices continue to climb.

    • Nassau County median home price: $820,000

    • Suffolk County median home price: $655,000

      These values reflect a resilient market, despite interest rate pressure and inflation.


  • Buyers are still buying—quickly and strategically.

    Here are a few recent sales (April 30 closings) to give you a peek into real activity:

What does that tell us? Well-priced, well-maintained homes are still in demand and selling quickly. Buyers are prioritizing layout, location, and long-term value.
