Why Buyers Love West Hills

There are communities on Long Island that feel like they’ve been touched by both history and possibility. West Hills is one of them. Tucked into the North Shore, this hamlet isn’t flashy with big headlines, but if you look closely, you’ll find something rare: a place where the stillness of the trees meets easy access to everything, where a home has room to breathe and you still feel connected.
As someone who guides families through buying homes here, I’ve seen West Hills through the lens of “move-in ready,” but also through the lens of “what could be.” It’s a place where you can settle in and grow a life….where the streets are quiet, the lots generous, and the value real.
West Hills is not a sprawling development or a cookie-cutter suburb. It has roots. According to the census, it covers about 4.9 square miles and is home to just over 5,000 people. The median household income is strong, recently estimated at around $183,000. That tells you two things: people who live here choose to stay, and they care about the neighborhood.
You’ll find families who’ve been here for decades beside new homeowners who discovered the area’s quiet charm. Many homes sit on large lots, many are surrounded by greenery, and the feel is decidedly residential….peaceful, stable, anchored. It’s the kind of place where you slow down when you drive in, because you want to take it in.
If you’re buying as a family, West Hills has so many of the ingredients you want. Excellent schools, access to nature, and a strong sense of safety and community. You’re close enough to the amenities of Huntington and the restaurants, shopping and LIRR access there—but far enough removed to feel like you’re in your own world.
For the investor side, West Hills is quietly compelling. With rising home values (median property value near $737,800 according to recent data) and a very high homeowner rate (nearly 95%) , there’s stability. You’re not dealing primarily with transient rentals or spec-flips. You’re in a community that values permanence. That creates opportunity; whether you’re looking for a long-term hold, a high-quality rental, or a home that will appreciate for your family.
Nature, History & Character
One of my favorite local treasures is West Hills County Park, which lies within the hamlet and leads up to Jayne’s Hill, the highest natural point on Long Island. It’s just one example of how West Hills offers nature not as a distant luxury, but as part of daily life.
On the history front: this area sits on what was once part of the Gold Coast era. Homes here have character. You’ll find houses with mature trees, stone walls, interesting architecture, and a sense of permanence. When clients come to me and say, “We want quiet, but we still want access,” I point to West Hills.
Life in West Hills: What It Feels Like
Driving through West Hills…you’ll see children walking to school, families unloading kayaks, dog walkers greeting neighbors, and homeowners working in their gardens. Weekends bring visits to the local farms or the park trails. Evenings are subtle, quiet enough to hear your own thoughts, but not isolated. There’s a heartbeat here that might be soft, but it’s steady.
Whether you’re heading to the harbor up north or the beaches if you go further east, you always come home to West Hills and feel you’ve arrived somewhere. I’ve shown properties where buyers pause on the deck, look out over the yard and say, “I can just stay here for a while.”
If you’ve been considering a home where space isn’t a luxury, where the next chapter isn’t about “what if” but “when,” West Hills might be the one. It’s not always the most talked-about name in Long Island real estate, but often those are the places where you find what matters: community, value, and a home that means something.
I’d love to show you the pockets of West Hills I know, what I call “hidden good” ones….the streets that don’t get the headlines but get the results. Let’s talk, let’s walk through a home, let’s find your place.
