When someone passes away, the last thing most families are thinking about is the house.
They’re dealing with grief.
Family conversations.
Decisions that don’t always come easy.
And then, at some point, the question comes up:
What do we do with the property? I’ve worked with families across Long Island in exactly this situation, and I can tell you…no two are the same.
Sometimes the house is in a trust.
Sometimes there’s a will.
Sometimes there’s nothing in place at all.
And that’s where things can get complicated.
The house might:
Still have a mortgage
Have multiple heirs who don’t agree
Be tied up in probate
Have violations or deferred maintenance
Be occupied by family or tenants
Or all of the above.
I’ve seen situations where:
One sibling wants to sell
One wants to keep it
And another hasn’t spoken to the family in years
That’s not just a real estate situation.
That’s a pressure situation.
My role is not just to “list a house.”
It’s to help families understand their options and move forward the right way. That can mean:
Coordinating with the estate attorney
Helping determine fair market value
Advising whether to sell as-is or make improvements
Navigating title and probate timing
Managing clean-outs and preparing the property
Sometimes the best move is to sell quickly.
Sometimes it’s worth taking a little more time.
The key is making the decision based on facts…not pressure.
