We love a good online home search, too. But just because Zillow says it’s worth $780,000 doesn’t mean the bank….or the market agrees. Online estimates are algorithmic guesses, not appraisals.

Waiting for the “perfect” interest rate or “perfect” market is like waiting for the perfect moment to start a diet. It’s always just around the corner. Meanwhile, rent prices climb, and equity-building opportunities pass you by.


What to do: Buy when you’re financially ready and emotionally steady. Not when the headlines say so.


  1. Pre-Approval Isn’t a Blank Check


Just because a lender says you can afford a $700,000 home doesn’t mean you should. Lenders don’t factor in your brunch habits, daycare, or car repairs. They just crunch numbers.

What to do: Breathe. Ask questions. And remember.::.millions of people have bought homes before you. And survived.
