This week, I had the opportunity to meet with homeowners on Long Island who are currently selling their home themselves. Like many For Sale By Owner sellers, they’re motivated, informed, and hoping to maximize their return by handling the sale personally.
And honestly, I respect that. Selling a home is a big decision, and homeowners naturally want to feel in control of the process.
But conversations like this are important because many sellers don’t realize where money and opportunity can quietly slip away.
Selling a Home Isn’t Just About Putting Up a Sign
A lot of homes can attract interest simply because inventory on Long Island remains limited. But attracting interest and maximizing value are two very different things.
When I meet with FSBO sellers, my goal isn’t to pressure them into listing. It’s to walk through what today’s buyers are seeing and how the market actually responds when a home launches.
Most sellers are surprised to learn how much the first few weeks on the market determine the final outcome.
Homes that launch prepared and priced correctly create urgency. Buyers compete. Offers strengthen.
Homes that launch without a clear strategy often sit longer and end up negotiating down later.
Timing matters, but preparation matters even more.
Exposure Changes Everything
One of the biggest challenges FSBO sellers face is exposure. Without full MLS distribution and agent networks involved, many serious buyers never even see the home.
The buyers who do show up often expect extra negotiation room because they assume commission savings will come off the price.
The result? Sellers sometimes net less than they expected.
My job when representing a seller is to create maximum visibility and competition so buyers compete for the home…. not negotiate against the seller.
Preparation Protects Value
Another big part of my conversation with sellers is preparation. Small things can make a big difference:
• Decluttering and staging advice
• Professional photography
• Pricing based on actual sold data, not online estimates
• Showing strategy that builds momentum
These aren’t cosmetic details, they directly affect buyer perception and offer strength.
My Goal Isn’t Just to Sell….It’s to Help Sellers Net More
Many homeowners initially think listing with an agent only adds cost. But what matters isn’t commission; it’s what sellers walk away with after the sale.
The right strategy often means:
• Stronger offers
• Fewer inspection issues
• Better contract terms
• Smoother closing process
In many cases, sellers net more even after commission because the home sells under better conditions.
Starting the Conversation Early Makes a Difference
One thing I’m seeing across Long Island right now is that homeowners aren’t waiting anymore. Sellers are planning earlier, preparing their homes ahead of time, and positioning themselves to win the timing when they decide to list.
Even if selling is months away, having a conversation now gives homeowners clarity and confidence about their options.
There’s no pressure….just preparation!
