If you’re a homeowner in New York, especially a senior or helping a loved one navigate their next chapter, there’s one thing I can tell you with certainty:

The landscape has changed, and it’s changing fast.

Between rising costs, increasing scams, and more housing decisions than ever before, planning ahead isn’t optional anymore…it’s essential.


The Reality for Seniors in New York

Let’s start with the facts…because they matter.

  • Nearly 1 in 5 New Yorkers is now over the age of 62 

  • New York’s 65+ population has grown over 50% in the last two decades 

  • 61% of older renters are considered rent-burdened (spending over 30% of income on housing)

  • Even more surprising….nearly 40% of homeowners face affordability pressure, despite owning their homes

And here’s what I see every day working with clients:

People who thought they were “set” financially are now re-evaluating everything Families unsure whether to stay, downsize, or relocate. Seniors becoming targets for scams, deed theft, and financial exploitation


This isn’t just a housing conversation anymore; it’s a protection and planning conversation.


The Rise in Housing Decisions (and Mistakes)

We’re also seeing a major shift:

  • Seniors are the fastest-growing group of renters 

  • Many are choosing to downsize, move closer to family, or simplify their lifestyle 

  • Others are trying to age in place, but struggling with rising taxes, maintenance, and cost of living


The problem?

Most people are making these decisions too late, or without the right guidance.


Where Scams Come Into Play

This is the part that concerns me the most.

We are seeing more:

  • Deed theft and title fraud

  • Predatory “cash buyer” offers

  • Misleading reverse mortgage or loan pitches

  • Pressure tactics targeting seniors

And unfortunately, many of these situations happen right here on Long Island.
