If you’re a homeowner in New York, especially a senior or helping a loved one navigate their next chapter, there’s one thing I can tell you with certainty:
The landscape has changed, and it’s changing fast.
Between rising costs, increasing scams, and more housing decisions than ever before, planning ahead isn’t optional anymore…it’s essential.
The Reality for Seniors in New York
Let’s start with the facts…because they matter.
Nearly 1 in 5 New Yorkers is now over the age of 62
New York’s 65+ population has grown over 50% in the last two decades
61% of older renters are considered rent-burdened (spending over 30% of income on housing)
Even more surprising….nearly 40% of homeowners face affordability pressure, despite owning their homes
And here’s what I see every day working with clients:
People who thought they were “set” financially are now re-evaluating everything Families unsure whether to stay, downsize, or relocate. Seniors becoming targets for scams, deed theft, and financial exploitation

We’re also seeing a major shift:

And unfortunately, many of these situations happen right here on Long Island.
